The Conklin Resource Development Advisory Committee (CRDAC) is currently preparing a plan to expand the supply of affordable housing in Conklin. The CRDAC Board of Directors has decided to pursue the subdivision and development of the property identified and shaded in the figure above (the “Property”) within the outlined Subject Area. This Property provides an opportunity to support the construction of up to 21 new single-family housing units over the next period of five years.
We are seeking your perspective on the two options represented in this communication to assist in defining the optimal number and configuration of the housing lots that will need to be represented in a subsequent subdivision application to the Regional Municipality of Wood Buffalo.
The enclosed conceptual layouts represent the Board’s commitment to maximizing the number of new houses that can be constructed within the property based on the funding that is available while ensuring that each building site is large enough to provide future residents with sufficient space to enjoy their homes and retain an adequate level of personal privacy.
The two conceptual layouts differ in density, the number of units on the Property. We have included visuals to help provide the reader a bird’s eye view of the layouts and to better understand each option/concept.
Further, you will notice that the houses are situated around a green space in the middle of the cul-de-sac. Currently, in each concept we have included a park on the edge of the green space. However, as part of the engagement, the CRDAC Leadership would like to know what you would envision in this green space in addition to this park.
Conceptual Layout Option 1
This first option fully maximizes the number of units that can be constructed on the property, a total of 21 new single-family housing units.
OPTION 1
Total Number of Houses – 21
Housing sites range in size between 612 m2 (0.15 acres) and 1,477 m2 (0.36 acres)
Pros:
• This option maximizes the number of new homes that can constructed within this site
• This option increases the number of new homes that could potentially be constructed each year by distributing the cost of the lot and servicing over a larger number of homes which reduces the cost of each individual lot
Cons:
This option represents a more urban style of development with less space between dwellings relative to more rural or acreage styles found in other areas of the community.

Conceptual Layout Option 2
The second option is a lower density option providing a larger distance between the properties for additional privacy and consistency within the community, a total of 15 new single-family housing units.
OPTION 2
Total Number of Houses – 15
Housing sites range in size between 823 m2 (0.20 acres) and 1,557 m2 (0.38 acres)
Pros:
• This option provides fewer but larger housing sites within the lot providing greater flexibility in the size of the home that can be constructed on each lot
• This option offers greater separation between homes, increasing the sense of space and privacy for residents
Cons:
• This option increases the overall cost of development on a per house basis by reducing the number of homes attached to water and sewer infrastructure
• The increased cost of development will reduce the number of new houses that can be constructed each year
